Phase 1 of 3 residential development providing 30 plots of high quality two-storey houses and apartments. Varying levels of ground water and ground bearing capacity were a challenge on this site, these were overcome with detailed analysis of the strata and the depth at which foundations were placed. Each plot was analysed and individually tailored to suit the site conditions.
The properties were load bearing masonry with a suspended ground floor. Timber joists and a mixture of timber trusses and cut timber roofs were used in association with the varied plot types of which there were seven.
Phase II design is now under way with our Civil Engineering department.
